The 40sqm flat can be divided into two rooms with a mobile wall and if needed can suit up to 4 people (with an extra futon and inflatable bed), though it should be most comfortable for 2. Equipped with an adjustable standing desk, two large monitors and everything needed for an ideal work (or gaming) environment. I also have weights and a pull-up frame for workouts.
