Bright cozy 58m² flat on Simon-Dach-St. Boxhagener

This is a sunny 58 m² apartment on Simon-Dach-Straße, one of the most alive streets in Friedrichshain, a few steps from Boxhagener Platz. If you want to be in the middle of Berlin's east rather than commuting to it, this is the spot. The flat: Fourth floor, and yes, there is an elevator. The apartment gets light through most of the day and feels open and warm rather than dark like a lot of old Berlin buildings. The living room faces the street, so you get the sun and the energy of the Kiez. The bedroom faces the inner courtyard, which is the important part: it stays quiet, even on a Friday or Saturday night when the street below is busy. You get the location without losing any sleep! The living room has a large, deep couch and a projector, so film nights happen here more often than not. There is a small balcony for morning coffee or an evening beer, and houseplants throughout the flat. Kitchen: Fully equipped. Dishwasher, large fridge, oven, microwave, air fryer, rice cooker and slow cooker. Everything you need to actually cook rather than just reheat. There is also a washing machine in the flat. Groceries and daily errands: Several supermarkets within a 5 to 10 minute walk, including a REWE, an Aldi and an organic supermarket Denn's. Bakeries, Spätis, cafés and takeaway are all around. Just step out the front door. Eating and going out: Simon-Dach-Straße is the bar and restaurant street of Friedrichshain, and the flat is on it. Dozens of bars and restaurants are within a few minutes on foot, covering everything from Vietnamese and Italian to döner, ramen, burgers and Berlin standards. Boxhagener Platz and the surrounding side streets, especially Gärtnerstraße, Grünberger Straße and Krossener Straße, add a second layer of quieter, more local places if you want something calmer. The neighborhood: Boxhagener Platz is two or three minutes away. There is a weekly farmers market on Saturday and a well-known flea market on Sunday, plus a playground and green space in the middle of the square. The RAW-Gelände with its clubs, skate hall and street food is a short walk. The East Side Gallery, the Spree and Ostkreuz are all comfortably walkable. Getting around: The M10 tram stop is close by and runs across the north of the city toward Prenzlauer Berg and Nordbahnhof. Warschauer Straße station is a 10 to 15 minute walk and gives you the S-Bahn ring and lines toward Alexanderplatz and Ostkreuz, plus the U1 and U3 into Kreuzberg and the west. Ostkreuz is the other option if you are heading south or to the airport. Buses and night services run through the area as well, and the whole Kiez is flat and easy to cycle. House rules: - Smoking is fine on the balcony, not inside the flat. - Pets: preferably not, but talk to me. Depending on the animal it may be workable. - Friends over is completely normal and welcome. Large parties are not. - Please keep the flat clean and treat it as your own home rather than a stopover. - The neighbors are good people and the building is quiet. Be friendly with them and keep noise reasonable, especially in the evenings and on Sundays. Who I am looking for: Someone settled and considerate. You work or study, you look after the place, you say hello to the neighbors in the stairwell, and you are not the reason anyone in the building has a bad night. The flat is in a loud, fun part of Berlin, and it works best when the person living in it brings the calm.
