York, England, UK - House with separate office

I will be travelling with a friend to work so am looking for at least a one bedroom property and sofa bed 🙂 To swap I offer a 3 bedroom town house with separate office. We are a beautiful 30 minute (8 min drive) river walk to York historic centre. It’s a clean family home (I have 2 teenage girls who are away) and we are offering 2 double bedrooms, one bathroom (with jacuzzi bath and shower) and full use of facilities. We would consider offering 3 bedrooms (including ensuite) for the right swap. There is a front balcony, enclosed garden and a separate office space (outside in garden - with strong WiFi). Downstairs is spacious and open planned lounge and kitchen with a separate utility cupboard washing machine, tumble dryer, dishwasher etc We are 1 minute from a play park, garage, shop and public transport. It’s a quiet friendly area - you’re also welcome to use of the bikes or car if required. We also live ten minutes drive (or bus) to the stunning Yorkshire countryside, an hour from the east coast beaches. Trains = 1hr 50 minute train to London or Manchester. 2 hour 30 to Edinburgh Scotland.
