Spacious flat for singles/couples in Ajuda, Lisbon

My boyfriend and I are offering our apartment in Lisbon for house swapping. the flat is located in Ajuda, which feels like the suburbs (and looks like it on the map), but it's quite close to Belém (and with that to the best pastel de nata in town), and couple steps away from a train stop that can take you to Cascais or other beaches in no time. Very close to the river too, and sunset walks along it are truly beautiful and freshing. It's also relatively well connected to the city-center with buses leaving from across the street frequently. Also, uber is super cheap here, if you are two, can be even cheaper than taking the bus. The apartment has a bedroom and a spacious living room, ideal for two. It can also work for three people, as there is a couch in the living room. I myself find it perfectly fine for sleeping. The flat also has a very nice patio and a tiny garden where one can have nice and slow breakfasts. Occasionally, some cats wander around :)
