Bright south-facing flat in central Berlin, 65 m²

A bright 65 m² apartment on the 4th floor of a modernist appartment building in Berlin-Kreuzberg, designed by Werner Düttmann and built 1967–71. It faces south, gets sun all day, and looks out over a green space and the rooftops of the neighborhood. Layout: one bedroom, a living room with a balcony, a new bathroom, and a hallway. Large built-in closets in both the bedroom and the hallway. Fully equipped kitchen with an oven, dishwasher, washing machine, and fridge-freezer, as well as a small table that seats three people. High-speed internet and a printer make it easy to work from home. Quiet and bright throughout. The location is about as central as Berlin gets. Kreuzberg and Mitte are largely walkable; three U-Bahn lines stop right outside the door, Hauptbahnhof is 15 minutes away, and BER airport 35 minutes door to door on a direct train from Potsdamer Platz. The Jewish Museum, the Berlinische Galerie, and Checkpoint Charlie are within walking distance, the Kulturforum a 10-minute bike ride. A park and a public swimming pool are around the corner, with cafés, bakeries, and weekly markets in between. House rules: non-smoking; dogs possibly fine, just ask in advance. Utilities and internet are covered. Cleaning isn't included, though I can help arrange it. The balcony has a drip irrigation system that needs topping up and the indoor plants need watering — I'll leave written instructions.
